Q. Hi Rebecca, we are thinking we would like to sell our home and purchase another. Our fear in this market is our home will sell quickly and we will not find what we want and we will be homeless. What can we do?
A. This is a great question and one we are hearing quite often right now. The
answer is don’t worry, there are many things we can put in place to protect you
and give you the time you need. Here are two
1) We make the sale of your home contingent upon finding a replacement property. This let’s your buyer know to secure your home they need to be patient and give you a (SIP) seller in possession after the close of escrow. This gives you the funds from the sale of your home to purchase and time to find your next home. (this can be free or paid, it is negotiated)
2) We have successfully used a program with clients who found the home they wanted and their home was not yet for sale. There was no way the other seller was going to take a contingent offer. We were able to use a program that bought the house for them cash and close in 10 days, and then gave them three months to sell their own home and buy it from them. Their home sold quickly and they are in the home they wanted.
