The privately held company will build homes with its same focus on sustainability, quality, and craftsmanship to growing demands of 55+ buyers in San Diego market; Haddington at Côta Vera, the first-ever for-sale 55+ community in Chula Vista, is now underway.

California West, one of the largest privately-held homebuilders on the West Coast, announced its entrance into 55+ active adult living with the launch of its new brand of age-qualified communities called Haddington. California West, which has built more than 40 communities in San Diego County over the past three decades, will introduce its Haddington line of homes at Côta Vera at Otay Ranch in Chula Vista where construction is underway on a collection of 127 for-sale homes. Haddington at Côta Vera is the first-ever 55+ community in Chula Vista and will afford its residents the peace-of-mind of aging in place in a location close to friends and family in an intergenerational living environment.

With Haddington, Cal West will build homes with the same focus on sustainability, quality and craftsmanship that has earned it the trust of thousands of homebuyers in San Diego County for more than 30 years. The introduction of Haddington comes at a time of growth in the 55+ segment. According to ResearchandMarkets.com, the U.S. active adult (55+) community market size is estimated to reach $805 billion by 2030, expanding at a compounded annual growth rate of 4.01% from now until then.

“We’ve been considering an entrance into the 55+ arena for several years and when the opportunity to build Chula Vista’s first for-sale community for active adults came our way, we seized it as the ideal time to unveil the Haddington brand,” said Matthew Thorne, Partner and Chief Operating Officer of Cal West. “We recognize that a maintenance-free lifestyle, structured activities, socialization, and a sense of community are the major factors driving the 55+ market. This is why every Haddington community, starting at Côta Vera, will feature both thoughtfully designed homes and first-rate recreational amenities ideal for empty nesters or intergenerational families.”

At the southern end of Côta Vera, Haddington is taking shape within a gated neighborhood. Conceived to provide a high level of social vibrancy and ease of living for its residents, Haddington’s single-family homes and paired residences will be infused with European charm and feature coveted single-level living as well as a two-story design with contemporary Spanish, Cotswold Cottage, and Farmhouse-style architecture. Homes at Haddington will range from two to three bedrooms, two to three bathrooms, and approximately 1,453 to 2,226 square feet of living space with two-car garages, private yards, and select views.

Haddington’s homeowners will enjoy exclusive access to a private recreational facility designed for 55+ residents wanting to embrace an active lifestyle. This Haddington-exclusive amenity will include a recreation center, an outdoor pool with sundeck and cabanas, and a clubhouse with spaces for homeowners to foster community through socializing. Residents will also have access to Côta Vera’s community amenities which includes a pool and fire pit.

Designed with multiple lifestyles in mind, Côta Vera’s Central District features art walks, shops, playgrounds, a dog park, and a large lawn for year-round events like yoga classes, movie nights, outdoor concerts, and a multitude of workouts.

Sales for Haddington at Côta Vera are expected to commence in late summer 2023 with anticipated pricing from the high $600,000s.

“Homebuilding is a local business, and for us, local is San Diego County,” said Thorne. “We really have our pulse on the market here, so before we begin a project, we know what the architecture should be and what the buyers want in a specific location. In Chula Vista, the 55+ market has never been catered to, so we are excited to turn Haddington at Côta Vera into a thriving community. From there, we look forward to bringing the Haddington brand to additional growth areas in Southern California.”
