A new Multifamily JPI Development recently had a ground-breaking ceremony in Oceanside. The new project is called Jefferson at Ocean Creek and is located at 806 Crouch Street close to the Sprinter station. “JPI is a leading development and construction company with a mission to transform building, enhance communities, and improve lives. In California they already have developments completed or under construction in Menifee, San Diego, Monrovia, Riverside, Inglewood, Anaheim, Los Angeles and Santa Clarita.
Attending the Ground-breaking Ceremony along with JPI personnel were representatives from Wrights Structural Engineers, City of Oceanside Council Member Eric Joyce, and Fernando Hernandez from State Senator Blakespear’s Office. Rick North, Senior Development Manager, introduced various members of JPI and welcomed those in attendance as he explained some of what the project will consist of noting that grading of the area has already begun. The development will consist of 295 apartment homes available for rent, ranging from 590 to 1,300 square feet. The apartments will be available in a variety of sizes, including 1-bedroom, 2-bedroom, 3-bedroom and 4 studios. 10% of the units, 30 apartments, will be designated as affordable housing. Rental prices will be determined based on market valuation at the time of project completion. The project will include 92 single-car garages, 115 carport spaces and 251 surface parking spots, totaling 458 parking spots. The project will also include a club house, a pool and spa area, common space areas, BBQ’s and a co-workspace. The hillside at the back of the project will be landscaped and hydroseeded with native plants. There will also be a pathway through the hillside and creek restoration. All of the existing powerlines, and any new power lines, will all be put underground. The existing site has fallen out of escrow multiple times from previous developers before JPI acquired the site and moved forward with the project. After grading is completed and underground infrastructure installed the project will next be pouring pads and starting vertical construction. Estimated total completion will be January of 2026.
