Oceanside Residents Push Back on Regal Redevelopment

OCEANSIDE — A controversial plan to redevelop Oceanside’s Regal Plaza has been delayed until October, as the developer responds to increased public feedback.

Ernie Jaramillo of JH Real Estate Partners told the council on Aug. 6 the company has worked extensively with community groups and will look to make further design changes, if possible, based on feedback. The item will return to the council on Oct. 1, although Councilman Rick Robinson did not support the delay.

Many residents and several council members lodged complaints regarding the massive project, which will demolish the existing Ocean Place commercial center — including the Oceanside Regal theater — and construct a seven-story building with 332 residential units, 34 of which would be reserved for low-income households. The plan also includes 18,682 square feet of commercial space and 591 parking spaces.

However, momentum has picked up for an organized effort by residents to save the current use, led by Elton Melendez, who founded “Save the Oceanside Regal Plaza” in 2023. His petition has nearly 1,500 signatures. ‘

“We understand the emotional connection to the Regal Theater and the plaza,” Jaramillo said. “We’ve held outreach meetings, made design changes based on feedback, and are committed to preserving the tile mural and enhancing public space.”
