Many years before the City of Vista was incorporated a family business was established at 270 S. Santa Fe Avenue in Vista. Little did anyone know how many memories would be created at the Peppertree Frosty. It became a landmark, a meeting place for family gatherings, high school reunions, car shows, and just a place to be community. The time has come to create new memories in a growing Historic Vista.

Villasenor family
Dear Vista, friends, and family,
“When we arrived in Vista almost 70 years ago, our family came with our work ethic and a dream of opening a restaurant. We were not sure how it would go, but we poured our hearts and souls into it decade after decade to make it what it is today, a local institution that stood the test of time. We raised our kids here, worked with three generations of friends and family along the way and even saw our son and daughter-in-law follow us by opening their own ice cream shop, “Solana Frosty”.

The best part of it all was finding ourselves woven into the fabric of this community. The choice location for your big dates, post-game celebrations, Vista Fire Department promotions, graduations, birthdays, rewards for doing well in school, and so much more. We have been honored by your patronage and feel so lucky to have been a part of your special moments.

You all have given us so many memories, laughs, and joy that have made these past seven decades into something beyond our wildest dreams.

It has come time for Pepper Tree Frosty to enter its next chapter. The Peppertree Corner will look different in the near future. We will rebuild and create a new restaurant space, an updated twist on our cherished old time Pepper Tree Frosty. We will also add to the growing Vista Arts District with apartment homes that will continue to benefit our community and blend downtown with Paseo Santa Fe. We are excited to work with our business partner Tideline Partners to help us bring this vision to reality. We are looking forward to the future, but grateful for the past as we continue the legacy of Pepper Tree in a new way. We arenโ€™t going anywhere and we hope that you will continue to stay with us as you have for generations.
