New: Small Lot Residential Zoning in Vista

Following up on the article in January’s newsletter about the new state zoning laws, Vista’s Community Development staff are looking at a new small lot residential zoning category. Some Vista neighborhoods already have many of the characteristics of small lot zoning — Calypso, Heritage, Legends, for example — but these houses are part of condominium associations.
The new zoning describes minimum lot sizes of 3600 sq. ft. along with side yard setbacks of five feet and rear yard setbacks of ten feet coupled with open space requirements.
When the small lot zoning was presented for discussion at the February 22 City Council meeting, Mayor Judy Ritter recommended including adequate storage requirements for each house and Deputy Mayor John Franklin recommended maintenance standards for the front yards. Small lot zoning will be presented to the Planning Commission in April and to City Council again in May.
