The City of San Marcos is currently in the process of updating its Zoning Ordinance. The Planning Division is committed to continual improvement of planning processes. City staff recognized that certain permits, regulations and procedures could be updated to streamline the review processes of a variety of business types that could foster economic development throughout the City.
City residents, businesses and stakeholders are invited to a Virtual Zoning Ordinance Workshop at 6 p.m. June 29 to learn more. See below for details.
The recent evaluation of the City’s processing and zoning permit requirements identified that a number of land use types – because of their inherent characteristics – have either low potential for impacts or can be limited in size, scope or setting to eliminate potential impacts to surrounding properties. The evaluation determined that for a number of these types of uses, permit applications can be processed and permitted by a simpler Zoning Approval process, which will expedite permit approvals. It was also determined that some uses, which currently require Conditional Use Permits, could be downtiered and effectively processed instead as a Directors Permit or permitted by Use by Right while still maintaining proper land use oversight.
The Planning Division is proposing to update the City’s Zoning Ordinance to reflect these identified benefits. The Virtual Zoning Ordinance Workshop will provide an opportunity to ask questions, learn more about the Ordinance updates and to provide feedback on its development. The City will incorporate input from the workshop into the Ordinance Update to reflect the values and vision of the community. It is expected that the City will hold Planning Commission hearings in July/August 2021 and City Council hearings in September/October 2021 to formally adopt the Ordinance Update.
