VISTA — Another large-scale housing development is in the works for North County.
The Vista Planning Commission unanimously approved a 183-unit apartment project during its Oct. 3 meeting. Plans also call for 24 affordable units for moderate-income households, one four-story building, and three, three-story buildings connected by walkways developed over one- and two-story parking garages.
The proposed Kensho Housing development sits on 4.59 acres east of Lado de Loma Drive, south of Guajome Street, two blocks west of South Santa Fe Avenue and one-half mile west of the Civic Center Transit Station. The project features 35 two-bedroom, 90 one-bedroom and 58 studio units.
As for affordable units, there will be eight studios, 12 one-bedroom and four two-bedroom apartments, according to Tideline Partners Founder Lev Gershman. The affordable units equal 13% of the project, but due to the size of the one-bedroom and studio apartments, Gershman said he expects about 23% of the project to fall in the affordable range.
“This is our fourth project in downtown Vista,” he said. “We focus only on infill with walkable neighborhoods to transit and plug-in amenities. Any type of areas that have these characteristics, including affordability, is what attracts us to these types of sites.”
Assuming the City Council approves the project later this year and the economy doesn’t crash, he said the development will likely break ground in late 2024 and be complete in late 2026. Tideline is hoping the item appears on the council’s Oct. 24 agenda.
