Lev Gershman, Founder and Managing Partner of Tideline Partners wants to bring a quality project to Vista with interior and exterior designs like no other apartment complex built in Vista. The 42-unit loft-style living complex, called Found Lofts, is located at the corner of S. Santa Fe and Guajome with twenty studio, one bedroom and two bedroom units on one side facing the street and twenty similar units on the backside of the building and an additional two units on the ground floor. The studios will be in the $1,650 range, the one bedroom in the $1,950 range and the three 1,100 sq. ft. two bedrooms rental price still to be determined.
Lev wants these apartments and the exterior of the building to represent the spirit of Vista both artistically and harmoniously. He wants the complex, now known as Found Lofts, to be
“our modern interpretation of Vista’s culture, an homage to its past and investment.”
He also said, “The function and use of the space is a higher priority.” One notable major feature will be the larger terraces for each apartment and their openness to the corridor providing encouragement for tenants to incorporate the outdoor space into their apartments. On the side of the building facing Guajome, a large planter running the length of the second floor is set to feature vines planted to grow upwards to the fifth floor.
An additional major feature Gershman wanted Found Lofts to have is something that would continue one of the unique features of downtown Vista, that being beautiful murals. The aesthetic detail that will be added to the building is a large 60-foot-tall mural, the largest mural painted in North County San Diego. The mural will be painted on the exterior building wall facing the historic core of the downtown. Additional smaller murals will be painted on various walls inside the complex. The artist selected to paint the mural is Joram Roukes, from the Netherlands. Roukes graduated from the Minerval Academie of Fine Arts in Groningen. He is an award-winning artist that paints and designs large scale paintings of everyday life situations featured in a collage like way exemplifying urban contemporary culture. He is known for mixing traditional techniques, urban influences, pop cultural imagery and fantasy in his work.
The plan is to also have an artist in residence program and live work units for artists to exchange ideas, stories, and creativity. Lev stated that in bringing Joram to Vista to paint the mural and help start the artist in residence program he will, “bring and achieve a unique and inspired visual style with which to communicate his many observations of the Western World.” As the apartment complex continues development additional articles will follow the progress of the interior and exterior designs and features. The anticipated completion date is the first or second week of January.
